There are lenders out there spending a ton on advertising with an army of correspondent's funneling them loans and many can very well be one and done borrowers because the loan servicing/construction admin is lousy. 

My experience with PPR has been consistent with yours, as well as the search to find them.  

Now I’m looking into the Detroit and Ohio areas (Toledo, Cincinnati, Cleveland, Columbus) since they seem to have growing populations and affordable properties under $200k as well.  

Follow up outside the activities to ask for business and see how you can serve them as well in their business.Best wishes and good luck.
