It is a little slower to find a tenant, in our case maybe 3-4 weeks instead of 1-2 to get our average 10 applicants for 1 signed lease.

Closing on 120 townhomes in FL within the next 2-3 weeks (freddie mac moved our dates around), and have LOI's out on another 190 units currently in GA & FL.  

I am closing on my 1st rental (Duplex) next week & I am going to self-manage the property.

About a week ago, the borrower came through, paid all past due payments, paid all the costs associated with the foreclosure, and the note is now current.I learned this strategy from one of my clients.

I struggled to wrap my head around, 5 calls a week, at first.

We would like to purchase the property but also spend some time there, approximately one or two weeks a year.

I'm calling for final on a converted garage next week.

They stayed up to all hours of the night and apparently culturally were very heavy footed so for weeks on end they stomped up and down the stairs all night long.
