If you are juggling the concern of security, just burn the candle at both ends and find deals nights/weekends.  

Just as Im asking this question, Im thinking make everyone contractor (thats one thing I have learnt from our friends at Uber/Lyft) lolThose are too many questions, I would be happy to meet you guys any weekend, drive to you, volunteer for you (wax on wax off lol from karate kid) for your time while I pick your brain some more.If you guys are not camera shy, I would say go for a Youtube channel documenting the whole process, turn monetization on and you might end up making some money , given the lack of such content.

@Michele Wax well i was told that when trying to purchase on an investment property quickly that hard money lender are what most investors use.

Sometimes you have to continue to seal and wax concrete tops.

They cannot hold a candle to a custom solution, buildium or appfolio. 

I would not do business with this idiot.when i lived at Silverado country club  one of my neighbors and club members was from the mid west.. and those folks can be frugal.anyway the one that got me was his wife would take the wax paper liner out of the ceral box's then use that to wrap the lunch sandwich for her kids. 

Yep, crayons will cover the scratch and not wash off easily because of the wax (my tenants have not scrubbed it off yet.)

If they have to do that the seals for the wax ring can go bad among other things and cause issues.There are so many places where the toilets can leak it would amaze you the damage they can cause.
