IF (big if) the current administration ends up limiting capital gains deferred by 1031s to some number like $500K a year... then selling a larger asset now and placing the funds into multiple smaller assets you allow you keep up some velocity of sales and manage your sales to you stay under whatever thresh hold they decide on.

In my opinion as of today, I feel you should try to leverage as much equity as you can to keep deploying the money forward, creating assets, and keeping the velocity of your money moving as fast as you can make it to put money in your pocket!
