Hi @Richard Gonzales -Not knowing where the property is or exactly how the contract was written, it's hard to say for sure; however, nothing jumps out at me as being unusual ... run it past your agent to make sure everything is inline - especially to make sure the seller and lender credits are being handled correctly.Congrats on the first purchase!

The sellers are requesting what I consider an unusually short due diligence period to evaluate the business side -- only 20 days.  

It's an unusual situation but it can happen.

It's not unusual in higher-demand areas, and if that's worth more to you than the storage, DO IT!

So those who suggest someone would struggle to survive on that are fortunate to suffer from the bias of being unusually wealthy.

It is not unusual here for a real estate company to pay a tenant to leave the property. 

So, to follow up, I got some quotes from a granite repair person, and he said the damage around the sink was really unusual--usually its just in one or two spots--not all around the entire sink cut out like this one was.  

I am looking for labor vs product cost, is this an unusual request?  

It is not surprising to me given the scope your business has that you seem to do you uncover these hopefully unusual types of situations.
