I picked up on that you were looking at using your 401k as part of the down payment.

As the options come in you or someone needs to analyze their potential, do a drive by, get in to see it, and then someone would need to estimate the rehab - a quick way to do this yourself is ask three different GCs what their price per square foot is on a full gut and average them out and use that price per square foot for your rehab estimates.But let's say you get a funnel started and even analyzers to pick out the gems among the muck, now you need your contractor to come in and give you his estimate and then you need your financing lined up and get your term sheet based on your offer, the rehab, and what you think the ARV will be. 

Most markets will have some sort of local STR host group on Facebook you can join, or I would even do a quick search via Airbnb and find a host that way and message them and ask them to lunch or coffee to pick their brain.

Or, better yet, have them go to Home Depot and pick everything up, then have the pro desk call you for the charge.

Show some cherry picked comps and be specific on why the value should be lowered, making sure to site current condition if anything needs upgrades, etc.

A majority of our deals are off market, but we will pick up an on market deal if the numbers work. 

If the estimates are higher or pick up things I didn't think of I can either back out of the deal or renegotiate based on inspection items. 

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

So who in the area is having more luck than us and wouldn't mind a few free lunches and dinners on us to pick you brains.
