I hear a lot of people discouraging folks from getting licensed if they don’t plan to be full time, and there is something to be said for that.

We are also planning to start spending winters in warmer climates... 

My plan was to purchase a lot and build a foundation, bring in a doublewide/manufactured house. have it placed on foundation and have a structural engineer reclassify it as fixed real estate. then, I would refinance. 

And don’t skip the due diligence—inspect everything and plan for unexpected costs.Take it one step at a time, and you’ll do great.

Hey Everyone,I have a potential investor I've been working with that is planning to use investors edge for their loan.

What adds complexity to our plan, is that we live in Minnesota.

We are just starting to research and plan for a move out to the southeast somewhere, still in early planning phase. 

I do plan to consult my real estate attorney who handled the closing but this is his busiest week of the year, so I definitely don’t want to bug him with something that isn’t extremely urgent until after the New Year.
