We are waiting to see if this improves before we commit to adding more in TN.  

Between people responding to ads, people having maintenance issues, people wanting to meet in person to pay late rent, etc., etc., her phone is always buzzing.

i say no pets, no exceptions.. except licensed 'service' and 'support' animals verified by th prescriber, at additional monthly fee due to added use.

Make the tenants responsible for the water bill.But, I add my vote to adding the hookups. 

Where I rented apartments in the SF Bay Area, I'd get a ton of responses to ads. 

Insurance companies can increase your premiums due to added risks or cancel your policy completely, then you can claim additional financial burden and hardship to deny the animal, but from the searches I have done, this additional financial burden and hardship is difficult to prove and is vague. 

I know exactly what you mean when the call or reply to ads posted.

Such as a tenant spewing venom about you on the internet, a tenant purposely damaging a place, or inviting a City inspector to your property.  

And our holdup to adding on is that even after spending the price of a new home there would still be things about the home that we would consider inadequate.Has anyone been in a similar situation?

The barriers to adding workforce housing are enormous because of the soaring cost of labor and materials, and combined with the growth in the local economy, you'll have a lot going for you right off the bat.PS don't let that web site project be an excuse for not working toward your goals!
