But there are some basic bid issues owners are often unreasonable about:1) There really isn't time to get multiple bids- No heat during winter or ac during summer can often result in a municipal ticket or worse2) The job is too small to get bids- Estimated cost is $700 - how is saving 5-10% worth the time getting bids?

If may cost a bit but will be well worth the effort.

Is it worth keeping this debt for the tax benefits and low interest rate, or would you focus on paying it off ASAP?

.: I haven't passed this past legal review so for what its worth: Part of my standard requirements for everyone include income is at least 3X rent, minimum credit score, say 640, Clean record and no evictions as well as deposit is paid in full at signing of lease and 1st month rent is paid in full prior to handing over the keys.

It's worth a conversation.IF you determine that selling is the way to go, $1M could buy you a comparable property in Scottsdale, depending on where in Scottsdale you'd like to be, and how much land you want on your lot. 

We are switching back to Meld but it is a little more expensive but worth every penny.

Also, the whole point of hiring a PM is to handle tenant, maintenance, and rent collection, so if your partner isn’t actively managing but just supervising the PM, IMO not worth having a two people essentially looking over the same tasks.Contributing financially for one person and the other having no financial stake raises decision making questions, such as when to sell, how profits will be distributed, etc.

If you didn’t think $6k was worth it you might find it’s under $5k.

Nothing worth it is every easy when you start out....if it seems too good to be true, it probably is.
