I haven't  found a commercial realtor willing to tackle it.  

I'm a fairly experienced investor but never tackled a weird situation like this before.

You might want to try a personal loan from a bank or one of those 3rd party lenders that spam your mail box, rather than a cash out.

I would only tackle it if you have some serious construction skills, such as you have your own construction company.  

Maybe someone that has a deal and needs a partner, maybe some wholesalers (with reasonable ARV's, lol), maybe someone in a similar position as us that we could join together with in a mutually beneficial deal...So at the risk of getting spammed by wholesalers, lenders, agents, etc, I post and ask for your feedback, advice, referrals, or whatever else you may have to offer.

How would you guys able to tackle this?

Im actually very proactive, I love waking up having my cup of coffee and tackling the day, I love working hard and constantly moving.

Won't spam this forum with pictures, but if you zoom in to look at every single tick mark, it shows that within days, there has been huge sell offs. 

I told her I’d call the lawyer service myself and seek some advice as well so we can tackle this problem together.  

How would you tackle this situation and what should I be aware of in this process?
