The owners of 100+ unit complexes are not individuals who will be swayed to sell by a good offer or the need to cut short term losses.

Additionally, many states offer property tax exemptions, significantly reducing expenses.

Due to our love of traveling and hating the negatives that LTR brings along, we prefer STR and offering the same memorable experiences to travelers that we have experienced when traveling.

Instead of discussing the possibility of owner finance with sellers - what if I offered the opportunity to  JV where they are the equity partner?

I agree with Michael, probably need to make 100 offers per 1 accepted to find a good deal.
