Hey Drew,I work in the investment space and work with a bunch of hard money lenders and the typical rates I'm seeing from them are around 11-12% right now with a 1% origination fee.

However, this is a totally new space to me- Any advice for how to go about looking for a lawyer who works with individual investors and won't break the bank?

If not you can close and simply pull out a 2nd or opt to take out a personal loan and consolidate on the ARV at the 6th month mark.  

I’m big on curb appeal, and master bathroom space.

House hacking cash flow increases depending on how little space you can live in for a year (or more).I can't speak to Minneapolis inventory directly, but multi inventory is low in a lot of places.

It's a great way to give them a better sense of the space, especially if they're on the fence about booking.
