I built a portfolio of 250 units (80 Single family, 30 in multifamily, a commercial building, and 100 in mobile home parks) with a partner.

Or as singles and nobody to lean on.

The indoor malls that simply offered shopping and a food court are the ones dying off.I've seen some malls be demolished and replaced with high-density single family developments. 

MLS has it as a single family residence, 3 bedroom, 1.5 baths (actually has 2.5 baths), approx 1500+ sqft, 9k+ lot size, 2 car garage, back yard. 

If single you would have standard deduction of $15,000 plus LTCG tax bracket of $48,350 giving you room of $63,350 to fit income and converted amounts in before you pay any tax.

I would only sign something like that for specific properties unless you know you're getting good volume from a single agent.
