Thank you Colleen it depends, there's exception, if it's your own singe family house and they live with you, certain exception exist.

But please, soviet style solutions ar not solutions at all, I have no doubt you'd be singing a different tune if such "draining" and authorization was put in place and it was such that you did not pass standard of, than it would be "this needs to be made accessible to as many as possible".

To make it clear again, 50% is a good ballpark figure for singe family average operating expenses as a percentage of gross potnetial rent, assuming the property is managed and maintained by a third party.The more management and maintenance that you do not pay a third party to take care of, the lower your operating expense ratio will be.
