I'm genuinely asking to understand the use case for my self for an individual investor.Re. balance, as someone who is a former CPA and has prepared financial statements for multi-billion $ funds, I understand the important of a balance sheet.

It is fairly important but out of your hands how the neighbors receive you but especially self managing you will want 1 or 2 neighbors on your side.

I've been having this conversation lately with a lot of the owners I work with as well as those who self-manage.

A lot of people think that they will gain "experience" when they self manage.

I would consult a real estate agent or property manager on the price for the rental even if you plan to self rent and manage.

And you can self-manage, which you should absolutely do for both your cash flow and your education!

Save for future expenses, especially if self-employed6.

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

You either have to have paid off properties, own properties in high appreciation locations that you have owned for 10-ish years, or several short term rentals that you self manage (which is a bit of a job in and of itself).
