This seemed to be the most reliable way to find someone that I feel confident is good and knows real estate. 

If you find someone that seems to know a lot of people needing your services, wouldn’t it make sense to focus more resources on them?

From the sentiment of your post it seems like you're viewing the buyers as strictly investors when they may lean more towards traditional homeowners looking for a quality of life improvement or an improvement on their current financial situation today.Let's say the buyer pays 465k and has a 5% interest rate.

I know it seems difficult to turn down the potential income from this lease, but be patient, renting season is just around the corner.

Seems like an uphill battle and as Jay pointed out it would be a long, expensive process that tends to favor the seller (judges don't take forcing people to sell their property lightly).

The sellers says it's just college boys and that's to be expected.He's currently getting good rents...as unbelievable as it may seem and if cleaned/fixed up it could make more as well as increase the value of the property.We own several coworking/coliving properties in the US and Mexico, so we are used to hospitality and properties out of state.However, my questions are;Is this a norm for college students, or student housing? 

In my area Albany NY/Saratoga County NY, it seems as though even private sale $10k is the absolute minimum!
