How would a more seasoned duplex owner go about getting a good tenant? 

looked into lake harmony, penn estates, and big boulder communities. it's a 4 season area really.

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.

As mentioned, I would leave it and use that as a storage closet.

STR offers higher income potential, flexibility, and tax deductions but is subject to seasonal demand.

If it stays beyond what's paid for either move it to a storage area on your land and keep track of storage fees or see if you can have someone tow it offsite for you and in that case they will have to pay whatever fee the tow yard charges. 

Great property, perfect setup for a duplex with separate driveways, entrances, back patios w/ storage, brand new roof, plumbing, newer HVAC, appliances, flooring, etc.

Seasoned investor buyers often grumble about having to school their agents on investing, and the newbie will benefit from your hands on experience.

It's automatically MTR (by the month).The best strategy is to do MTR in the low season and STR in the high season.
