For me the biggest issue I learned was that after owning rentals if you do want to exit and you want to say sell to a retail client ( owner occ) which generally will pay the most for a SFR asset if its in a decent school district.

One of my challenges might be that I'm still carrying undergrad and business school debt plus some credit card debt, so I'm still determining what financing might look like.

My current conditions are that I am expected to go back to graduate school in a year but I am unsure which part of US that would be in.

it's kind of like when you were in grade school and you were really good at math and your teacher would come by and say "show me your work". 

I have encouraged my High School students to listen as well.

I hope someone can offer me to find an investor who would be willing to have me come along just to gain experience (preferably on the weekends and over school holidays and breaks).

The other very old school option is to just knock on doors, my first apartment appraisal thats how I collected rental data on competing complexes.
