It’s solid wood, and if it wasn’t stained previously, it’s a thin outer layer that needs to be removed to refinish it properly.

If you're flipping it there, and spending all the money to refinish inside and out, I think the marginal increase in sales price and quick close will produce a very rewarding ROI on the marginal cost of higher-end finishes with some of the flooring, lighting, cabinets, appliances, fixtures, etc.

Right now we're specifically looking for someone who will refinish hardwood floors for an affordable price and also considering buying counters from the Restore but need someone who knows how to cut and install them.

Tear up carpet and refinish hardwood floors?

That's where a commercial grade carpeting works, but if you are going to paint I definitely recommend a high build paint like a deck refinishing paint and preferably one that has some texture added to it like sand for traction.

Since I tend to deal with basket cases I can usually safely assume that we are looking at all new flooring, for example, so on 1000sf I might mentally note $4-5k for flooring, and then adjust that after I walk the property - maybe all the HW can be refinished, or maybe there's a room or two that needs a subfloor/joist repair before we even get to the finished floor.
