I think it would be a reciprocal relationship because if I had leads that I could not fill, I would refer them to my mentor first.

Most are willing to help, but like anyone would want some kind of reciprocation. 

In the mean time, show the tenants that you care about your property, and them, and I can bet they will reciprocate.

Generally people are good and reciprocate generosity and kindness.

On the flip side, if you're attentive, proactive, and fair with your tenants I find they will reciprocate.
