With middle 700 credit scores you can push your rate into the mid 6s today.

There are valid reasons for having complex corporate structures, but unfortunately, some lawyers and professionals push unnecessarily complex setups on clients.

Without knowing your age, I like the idea of pushing additional savings into good, no load index funds (I like Vanguard's S&P index but there are plenty of others) through a Roth if you're young enough, leave the rental portfolio as is and pay the debt down to nothing, since you're not inclined to really work at growing that end of it. 

Important things to check include opening and closing every cabinet, looking under sinks, pushing on doors and cabinets, and checking commonly used areas.

I will go so far to say that the sub-metering was the WRONG choice for us, given the cost, and given that if push came to shove, it would not hold up under scrutiny - by tenants, in a court of law - and therefore by extension, us.

And not completing any of these projects would result in a huge loss of face for the president so he has little choice than pushing them through.

In my mind, out of state investing means extending the education and research phase and pushing the 1 year goal to maybe a 2 year goal.
