Once I've found a way to build a significant portfolio, the dream is to retire early-ish and devote myself to this pursuit full time and perhaps make some more aggressive moves like flipping down the line.My near term goal is to get a deal on a house in, or close to, Center City, that provides me and the wife a place to live for a couple years, the opportunity to fix up, and eventually either convert to a rental or sell (long term flip).

Asher, I think if you buy a few properties you will learn a few basics on how to wholesale as you will learn the process in your pursuit of purchasing.

Maybe they have no hobbies, no family, no desire to travel or participate in leisure activities... their time may be close to free... others have kids or parents they care for, hobbies and passions apart from making money, charitable or non-profit pursuits, etc that they would love to be doing full time if they had the funding to do so.

In many cases, there is no pursuit of deficiency judgment once the plaintiff has the real estate.

Your pursuit will depend on what you want ultimately, so I offer my opinion only.
