I know just by doing a preliminary crunch on available numbers that the asking price is way too high.

Totally agree with @Myka Artis, and would add that doing preliminary research on insurance and providing him with examples of where it has worked out/benefitted landlords would help.

Again these are preliminary numbers just to see if this would be worth digging further into.

Put together some nice materials explaining who you and your team are, the kinds of deals you want, your investment thesis, the kinds of due diligence materials that you require to do your preliminary underwriting, etc.Then, go through your team of attorneys, accountants, management company, mortgage broker, contractors, etc., and ask for personal introductions to brokers.
