It needed a lot of work but had good bones, so after looking at a LOT of places, I took the plunge. 30-year conventional with 20% down.

Taking the plunge can be nerve-wracking and a familiar term on this site is analysis paralysis. 

I would like to cash flow positively with minimal upkeep (obviously), but I just mainly want to take the plunge on my first deal to get my feet wet, learn, grow, etc. 

It was a lot of fun to do I'm glad some people have found value in it.Congrats on taking the plunge with the RE class - it'll be a tremendous asset if you continue in this business.

BP -I'm relatively new to REI and I'm ready to take the plunge into my first deal.

I am preparing to take the plunge and get involved in real estate investing and I was wondering if there are any templates or ideas for keeping spreadsheets to monitor income, expenses, NOI, etc.
