Egress windows are expensive and if below grade you need window wells, there are precast concrete versions as well as large metal versions maybe even vinyl or PVC versions.

Although brands like Dewalt are Pro grade this may be overkill if you only use tools occasionally, Harbor Freight tools are cost effective and will  certainly be of value.

If they're not, it's a long and involved (and expensive) process.Most often, the larger parcels will be developed into graded lots by one of the regional development companies, then sold to regional builders to construct and sell the finished homes (and potential commercial components).Smaller developers (like myself) can take on the smaller parcels (say, 10's of acres) that are too small for the regional companies to touch - there's an opportunity for your client to partner there and capture more of the profit stack if s/he's interested.Regardless, there's plenty of brokers who work in the space and broker between land owners and developers for owners who aren't familiar with the business.

The tenants would mostly use the side door since it's right next to the driveway and closest to the garage.LandlordLocks has me thinking twice now knowing that they are Grade-2 and not Grade-1 locks.Just when I think I have  game plan down, I fumble. :)Marcus, the lock box with spare key is a great idea.

Probably the biggest thing was that I partnered with a contractor who had a different vision for the property than I did.It was an old duplex that he envisioned as being sold only to an investor and he wanted to finish it with low-mid grade finishes (formica, wall-wall carpet, clean up the old gas stoves, etc).

The materials used in making these drive the quality and the cost;  - Particle board (and there are different grades of this) is the cheapest  - Plywood is better (again different grades)  - Solid Wood is best (and again different types)Water is the enemy of wood in general and cabinets specifically due to humidity and leaks so I prefer solid wood frame with plywood decks / shelves.
