I don't think that I'd personally trade that in for STR or multi family, the hassle of people is much more than dealing with the hassle of a warehouse business at least in my mind.but if the cash gets your overall portfolio to a place you'd prefer more then go for it, but personally the current deal sounds awesome.  

I hear people with success direct mailing and cold calling, finding off market deals.

Some people will rub you the wrong way.

There are thousands of people on here who will give their opinions about different parts of the process, don't be afraid to ask for help!

Our Florida mortgage practice was basically shut-down for 4 weeks due to Hurricanes Helene and Milton.

Not a big sub to fan and definitley not a fan of people trying to wholesale deals off of the MLS.

What’s your process for vetting and selecting the right people for your team?

I've also heard good things about Iroquois and Shawnee Park as the next up and coming areas from people on here and the Louisville subreddit but take that with a grain of salt.
