I worked as a firefighter so I got the building construction from that background and then the transaction and numbers I got with working within/alongside investors that were in the business doing the stuff I wanted to do.

The 80/20 rule applies to most things in life but in Portland real estate it’s more like the 90/10 rule...10% of the agents do 90% of the work.

Your lender should use the f/f that can finance the property.  

Often he has difficulty collecting the tenants share of the rent.

Overall, I do not feel good about the situation.
