Never had any success, I suppose I wasn't clear enough in my pitch, and failed to optimally outline the potential in the investor. 

But I've done deals with friends where it's a simple one page note outlining the terms.Good luck,Tom

Get the mortgage caught up, get a landlord policy on the house and utilize remedies as outlined in your default clauses if you wrapped it.

Do know, your beneficiary designations trump your will, meaning if you had an ex-spouse as beneficiary of a large life insurance policy but your will says to leave everything to your new spouse, your ex will receive the funds regardless of what your will outlines.

I give this "outline to success" to a lot of people I mentor, some listen and some don't, but its what worked for me and many others.
