Question for the masses: is it worth it or beneficial to obtain a real estate license while investing?

Wait patiently for the tenant to buy real estate, then record the judgment in the county where the property is located in order to obtain your lien -- the balance of which has been accruing interest nicely in the interim.Anything else is a waste of resources.

The challenge you will find with wholesale is that it's usually more advantageous to have boots on the ground, but again there may be programs to obtain leads without actually living here. 

To obtain the limited liability protection, you really want everything under the LLC's name. 

@Martin YatesHere is the direct wording from DSCR guidelines about the situation, specifically regarding seasoning:"Properties obtained through inheritance or divorce are eligible immediately without ownership seasoning to use the appraised value for a cash out refinance." 

Get them to front money to pay taxes to obtain this property.  

Saying there are three people living there when only one is on the lease is good to know, but hard to prove; getting video documentation of three people consistently entering/exiting the property substantially alleviates that difficulty.During your due diligence process, you probably obtained a copy of the existing tenant's lease to review.  

Now I guess the OP could make the argument he stepped into the shoes of the 2nd DOT holder but I'm not sure that works when you obtain title via a Trustee's Deed since there are no warranties. 

Never heard of any protection that allows anyone to indefinitely postpone foreclosure, not even with VA.
