RE markets are efficient and based on numerous criteria. 

Mountains, lakes, woodlands and the Tennessee River accommodate numerous recreational activities.

Or report the tenants to the proper department.If there are consequences when they are reported, then after numerous warnings & citations they may move.

While I have good cleaning people, numerous handi-persons and licensed contractors, their availability is not  24/7/365 I have to pinch-hit on guest issues and repair problems when the support staff is unavailable.We often find problems, broken, stained, damaged & missing items, during turnovers that have to be dealt with quickly.

I don't see that but I'm curious to see what reasoning is behind those assertions.Ever heard about proxy war ?

While you may receive numerous inquiries from individuals casually browsing listings, focus your time and energy on serious prospects.

The only experience I've had with PPR is that they have not responded to my numerous attempts to contact them from their website, so I couldn't tell you anything about them other than they are most likely way understaffed. 

In my experience working with clients that have come to me *after* trying the online services, they're usually left wanting more, such as: - market knowledge on what to negotiate (not just pricing)- how to leverage online marketing to generate buzz in order to have a line at the open house- creating a bidding war between interested buyers Again, it boils down to your personal preference but it's worth a try as you say - since you're already an attorney, that's one less thing you have to pay for. 

I'm a local investor and Realtor here in Jax and see numerous successful strategies being implemented.
