As part of my job as a broker, I take the time to consult with them and advise on the best path they can follow to narrow down their scope based on their situation.

First thing I do is I know in my area, because of higher property taxes, that the property needs to be above the 1% rule to even consider it, so that really helps me narrow down my search.

Also, after searching for GSMLS for a while now and reading bigger pockets i have narrowed down  to the following areas ( i know some of the areas below are virtually impssible to find a good deal in, but i am looking just the same), would you recommend me to stay away from any of these areas below?

so probably very narrow niche; for certain and not something most folks that are geared towards rentals would ever look to do or understand. now creating another building parcel that's quite common on MLS my wife sent me one a few hours ago right on MLS.

regarding laundry machines, I only have a narrow laundry closet, which will fit a small stackable 24' wide unit.
