Tourism (LTR transitioning to STR) and lack of housing  make it a very strong market if you don't mind a niche. 

Takes a lot more work to course correct and stop the money bleed than selling off a stock the next day that I changed my mind on.

This is what blows my mind about the cults of seller finance - they teach you to pay anything for a home because you can put little money into it.

I personally don't mind an older home - several of mine were built in the late 70s, early 80s.

I'm quite new as an investor, but with three books by Biggerpockets authors under my belt and plenty of enthusiasm, I'm ready to keep learning and to connect with like-minded people in my area and beyond.

If you put $25k in index funds/stocks at least you can liquidate quickly if you change your mind unlike a syndication. 

In return, they will be motivated to get a job and pay back every dime owed while lavishing you with praise.

It is important to keep this in mind as it might not be neccesary to go through these gyration to only find out you could take the losses regardless.
