This might work in a strong sellers market, or it might make people wonder what is wrong with the property to be priced so low (and then don't bother to go see it).While I like to price my listings in the middle range of what I think the market will pay, there are (for now) still lots of new agents that don't realize when you've priced low to hopefully start a bidding war.

If you are looking to invest passively I would suggest looking in the southern/middle part of the country where the price points are much more friendly as well as the landlord laws areas like Memphis, Little Rock, DFW, Houston, SAN or Oklahoma.

So we wouldn't be losing any space by adding this extra 1/2 btr, on the contrary, it's pretty much a "dead space" and the tenants sleeping upstairs wouldn't need to go downstairs in the middle of the night or every morning - definitely more convenient
