Your reply inspired me to spent some time this morning running the number on a cash-out refi.

This morning I was able to get a Veteran approved who had a bunch of credit issues, foreclosure 4 years ago, overdraft fees in his bank account, negative bank balance, high debt ratios and a whole host of other challenges.

I was at BPCON 2023 and I arrived the day before so I was first in line to register the morning everything began.
