Depending on the type of "group home" (drug/alcohol rehab, handicapped, mental illness, elderly, etc.) you have other laws to make sure you comply with, and great point by David D Painter re insurance.

Ultimately , I’m like you Julie, i prefer to self manage but may have to hire a pm if I go the str route as health issues I’ve been having lately may get in the way.

I'm here looking to get involved and familiar with a community of people that are in the world of finding these types of properties. who I can learn from and build health and mutually beneficial processional relationships with them to start my journey in investing and further theirs.        

@Ayyoub Reza in Michigan, if a lease is at least 12 months in length, you can charge tenants for maintenance and if not a health & safety issue, require them to fix it.Why would you have a lease end during the Oct-Feb timeframe, when it's the slowest time of the year for real estate sales & rentals?

Rental inspections are typically health and safety related.

Why do you mentally shut this door? 

Keep that mentality as you think this over. 

The one thing to be careful of here is HUD often lists "a physician, psychiatrist, social worker, or other mental health professional" as the people who can prescribe.

Fees are built into a lease to make that reminder memorable.Refrigerators feel like a modern necessity but they do not rise to the level of habitability concerns (i.e. life, safety, health).
