For what I've found there arnt a lot of deals that will cashflow for me at the rate that I'm used to in rochester ny.

When I first purchased my home in 2003 I got a 4.75% interest rate and my lender told me at the time that it was the lowest term he had ever seen.....

I have a local credit union that will loan money to me at 2% for a term of up to 20 years.

this would put me at $13K to repair a driveway and clear out the tree which will significantly impact my cash flow.Because of this i figured it would just be easier to ignore the issue all together and deal with an unattractive driveway. 

Im not sure I can fork over too much cash as I suspect Ill need it to put down when a bank approves me at which point I would pay off the seller but I would think the seller would like to see some earnest money.  

@Jim Shepard not a lot of meat left on the bond after a repair or two.

@Loren Becker most of the contractors have quoted me at $225-@$250/sq ft.

It’s certainly interesting but probably not the right fit for me at this point.
