They are larger outfits that serve their clients well.

I would also be careful about going with one outfit for everything. 

How did you come to choose that particular outfit?

In January I bought a new truck (Tundra TRD Pro) and have been outfitting it for an overland rig (essentially an off-roading capable mini RV).

They will be managing my new properties that I'm closing, so I don't yet have experience with them as operators, but speaking with them, they seem like a quality outfit and I found them through another referral here on BP.

I know Mammoth Mt. has changed hands a couple times and each time the next outfit had way more mula behind them. 

Another thing to try is to look on craigslist for duplexes for rent and look for the ads that seem to be written by more "mom and pop" outfits and send them a message asking if they are looking to sell the duplex or if they have any other properties for sale. 

I liked that they were a larger out fit that would be around when I looked at multiple states. 

Split the work between 2 or 3  outfits , that way you have relationships , and if you have a problem with one , you can just call another that you deal with
