All my peers and clients who previously bought tax sale properties moved away from the strategy a number of years ago so I don't have any recent experiences to go off of,  but wouldn't be surprised if the lead time is longer this time of year due to the holidays. 

Booking lead time has been dramatically dropping over the last couple of years, and people booking week of is becoming more common, especially for smaller places. 

My channel is a lead-funnel for relocation clients, usually executives. 

@Federico Dallo you mentioning vacation-type locations leads me to guess that you may want to use the property yourself occassionlly?

Stick to the facts which have lead to the eviction that you can prove (rent was not paid), don’t waste the courts time with any other drama.

These are not great investments and while the experience is not typical for Memphis, nothing I've read or seen should lead you to believe your experience will improve.  

That's what these hands off processes are all about, not generating a sound investment opportunity for you.
