The bad side to this would be higher interest during the rehab phase and more potentially more closing costs since I'll be refinancing two properties.Since this is my first time having to get a little creative on financing I just want to make sure I don't set my self up for failure.

I put a link for the video in all of my ads and tell people watch the video for a tour of the home, feel free to go by the home and look around, look in the windows etc.Before I do ANY physical showing, the applicant must pass my first phase screening process.

The property itself is in good condition; new roof 3 yrs ago, 3 phase elec, solid HVAC, 16ft drive thru, 2 roll ups, 2 docks. needs no current upgrades(technically, everything except roof, structure and parking lot is tenants responsibility).

I think this thread is the only one I find to be very pessimistic when compared to the other links I listed.I really do appreciate everyone's opinions.However, just like I did 20 years ago as I worked out the complexity of Investing in NYC while 99% of my friends, family and other Cash Flow Investors told me to not do it, I've  made a fortune.I will certainly work this next phase of Investing out as well.The readers of this posts should understand that you are responsible for your growth.
