Congrats on your first house hack going so well. 

In my opinion, since the tax code is open to interpretation, I interpret as much of my costs as repairs unless something obviously falls into the definition of asset.

I had a house where it was taking so long (9mos) I just sold the place to get out from under the small loan.

Never considered it a market to invest in.

This strategy showcases how buying directly from motivated sellers, renovating strategically, and selling retail can yield substantial financial gains in a relatively short time frame.

I see two major areas I will target (NOT exclusively) in 2025.  1.

Investor who bought house next door to me said he is having difficulty finding "good" tenants. 

Then look at places where you can buy those properties, and last investigate with HUD what is the section 8 rental in those areas.In that way, you will collect a lot of knowledge in the process.

Investing in Milwaukee for the last 10 years I'm biased to recommend house hacking a duplex as the best way to start if you have limited capital.
