It will help immerse her in your market, and bring in some more money for you guys to sock away for future investments.Being financially independent within 10 years is an aggressive goal but if you really can survive on just $25k per year, then I think your goal is within reach.

It is the best way to learn your market and define your criteria...and it is a much faster and immersive learning experience.

It is very uncommon for people your age to be thinking business and specifically real estate.I would suggest to immerse yourself in knowledge and get a good feel for this industry. 

I have immersed myself in the educational section, now I am struggling with the next steps, financing,  and I have identified that fear is a factor.
