SC permits fractional titles but there's stipulations (which I don't know about specifically).Strong fences make good neighbors.

Hi William--I can only speak to what I do...I have an LLC that holds the property titles to my flips. 

If you reach out to a local title company, they sometimes do a basic title search for $50-$100. 

So for vast majority of the history where USA enjoyed position as net exporter, innovator, world currency standard, it was NOT a title held due exclusively to the USA "greatness" as we are all force feed.     

Make sure to conduct a title search to confirm the seller has clear ownership of the property.

Just make your lender and title company are aware of your intentions for title/deed prep and loan underwriting purposes. 

We take title to them in a double close and do all of our deals with Cash or Hard Money only.

If the title of your properties is vested in an LLC, and you file a BUSINESS tax return, it's important to note that positive rental income cannot be used to offset your DTI.

There are DSCR lenders that do not have any title seasoning requirements on a delayed purchase refinance.
