When meeting with potential investors, be very clear that "this" is not a live deal, but a deal similar to what you're looking for.It's much easier to go over something that looks 95% alike to what you will be showing them when you find a deal, but it also gives you practice on your presentation and highlighting why your deal is worthwhile (refinance in 2 years, great cap rate, value add opportunity,...)

As for speakers (I do speaking myself), you are limited on time and need to give highlighted deal examples as people there don't really want to hear the true life of a note investor (spending the day acting like a administrative assistant).

when Fannie Mae Flex 100 allowed all of the highlights above (less the non-occ co-borrowers) it was the ultimate end-user loan for flips, since Fannie Mae has no seller title seasoning rules.i don't have much of a solution for you, but yes what you heard is true.

Couple of things I should highlight:- I have so far looked at about 40-50 properties (probably more) and almost all of them have rents less than 1% of the property price. - All properties through Investment club meetings, friends, etc.- Even if I happen to like one and think about investing on that, I do not have the down payment 'cause none is willing to give you 100% financing.
