If you are new, little to no money, no experience then if a broker or seller spends time trying to make a deal with you they are essentially throwing a (hail mary) and want to score a touchdown.This is why if you try to low ball a seller and you have all those things going against you from the start most will not give the time of day to you.

Than when I am planning a vacation all hail breaks loose, tenants are moving in and out, stuff is breaking, hair is clogging drains, don't hate on me ladies, but starting to appreciate bald headed women!

Fire is so much less likely and hail is under 10k for a roof.

All of my properties were running with little to no problems outside of a large hail damage issue that remains a "teachable moment" for me... no lost cost, just understanding that system.In 2018 I hope to reach a place with my non-performing note business to leave my day job if I choose to.

. :)  Palo alto highs are rarely over 85 and lows during the day rarely under 50.. no thunderstorms no hail that goes with it.. you can get some heavy rain occasionally.. earthquake is the only thing and that's only once in about 50 to 80 years.one thing for certain they totally missed it though on mass transit.. there is no subway only a tube under the bay.. and they did not go all the way around the bay like they should have 30 to 40 years ago when the cost for easements and construction cost would have been so much less.  

After the inspection report indicated some roof damage from hail, an improper connection to the electrical panel from one of the AC Units, and some minor plumbing under the sink type leaks, as well as some longer thought about having to most likely evict the tenant destroying the other side,  I decided to use that as leverage to reduce the offer.

IE are you in a area with a lot of snow and such.or deep south with wind hail and bad soil.. or in an area were crime rates are above the normal or better areas of west coast.. all of these things will eat into cash flow if your buying and holding.

It used to be much cheaper, but we had a wave of hail storms and tornadoes 4 or 5 years ago and rates skyrocketed.
