Welcome to the forum, Dave.It is always a good thing to have someone like your own dad in your corner when you are starting out in an adventure like this.Most investors start with neysayers and critics bogging them down.

But anyone who thinks that appreciation is going to bail them out of a low or negative cashflow situation is gambling, pure and simple.

I don't have any advice on the course, but that you'vedecided to join us in this adventure says a lot about you!

I am not willing to gamble that much to be the one that ends up being the case law around it.

I won't gamble money that my family needs for the necessities, but the money I'm using should go to paying off bills and filling an IRA.

or, i'll drive through neighborhoods looking for disaster opportunities, number of houses for sale, neighborhood condition, and lanscaping/exterior finish ideas. i can't invest in another house until the end of the year, but the day i get back to the states i'll still be familiar with my market, and i'll be ready for the next adventure.

Its hard to gamble with downtown right now when there is some very strong potential just in the normal market.And when you state that the current projects are doing fairly, if not very, well, I think that is very relative also.
