@Marek Los Typically first time home owner grants are for owner occupants, the way that they typically work is that the grant is an interest only second position loan on the property, that loan is typically forgiven when the occupant fulfills the occupancy requirement which typically does not allow the owner to move out of or refinance the property (the occupancy requirement for most grants is 5-10 years).

The Title company will over see that the contract is fulfilled.

A seller, whether a builder or individual, can sue you for one of two things....either specific performance to fulfill your contract terms, or for damages for the delta between your contract price and the eventual sales price plus other associated damages. 

This is called a self fulfilling prophesy.

@Jaysen Medhurst need better cash flow- I have 15 yr mortgage on it and want the cash to obtains another property and if I Heloc I will have to pay out of pocket because the income from it won’t fulfil both loans on 15 year mortgage.
