The rules are the same regardless of whether your heirs inherit a conventional IRA with stocks and mutual funds or a self-directed 401k with properties, trust deeds, and any other alternative assets in it.Consult with your CPA about tax implications for an inherited IRA.  

Alternatively, there are a few sites out there that can give you an estimate - but what I've found is that these have been highly unreliable (even Propstream). 

I can also see the alternative where a new investor would quickly understand the property and earmark costs before getting an on-the-ground GC to walk it. 

Look into RUBS as an alternate to submetering, which can get expensive.
