so 4  times a year flying to the event renting hotels etc .so add in another easy 10k.. and from what I saw you had folks at the top of their game and you had some that were trying to scale up so the ones that were at the top it appeared to me to be more like social for them and they could help others. 

I was able to do this with a little bit of money and I knew that it would fly off the market.

And it'll just make it harder to get a flight and I'll have to start flying to BWI and riding the MARC/Amtrak to DC.

We all have our own criteria, some more pickier than others, so this is just my 2 cents.Someone else mentioned flying out to see the property, I would highly advise that as well. 

Building a network of people you trust there so that you don't have to fly out every time would be really important.

When the reports came back with flying colors, it gave me the confidence to close on the deal quickly.Having a partner has made the process much easier than taking down the deal alone.
