He has planted flowers in the flower beds, keeps the property mowed and in very clean condition.

The lower level is a bit more tricky...in the past it has been a gift / flower shop and most recently its been an apartment.  

I treated the back room like a hotel, cleaning sheets and fresh towels along with some fancy flowers, candy and a booklet with maps of NYC and choice restaurants and travel nearby.

Gotta keep the crew fed Then we pulled out some old rotten flower beds.

Anything from A class high appreciating and flower cash flow properties to high net profit yield C/D class right in our back yard. 

Like a college graduation, birth of a baby, wedding...and, sadder reasons, flowers if a loved one has passed.In fact, when my husband and I got married, the tenants who lived on the other side of our personal duplex gave us a wine basket as a wedding gift.

We've had the same tenants in there for 5 years, they pay on time and take good care of the place (they planted flower beds, had a fence built and rented a pressure washer to clean the exterior, with our permission of course).  

Similar too many people for local snow (in the local mountains), desert wild flowers, etc.
