I like the idea of diversification of my investments and I love the strategy BAM has articulated: the focus on properties with below market rents in growing areas with jobs and good schools. 

I am not trying to grow a big business.

Some of the issues I see are people will live in a small loft in a city and make great money, but as they grow and want to start a family or move up, there salary has not caught up.

Plus our population is growing steadily which helps maintain property values and rental demand.

On a side note: As a new investor myself I am looking to grow my relationships, especially with contracotrs, and would love to hear about your work.

At that point you will be using the cash from appreciation/equity instead of your funds.Each time pulling out the intial capital and enough to put down on another property growing your REI protfolio. 

I joined after reading 5-6 of the BP authored books and I've loved growing my understanding of the world of real estate investing.I made my first investment this summer and my family is partnering to make a few investments in the next year.

@Salome Ditmars Finding a good group that has all of the characteristics you mentioned above is probably the fastest and easiest way.  

Vet potential partners carefully and aim for relationships that can grow with your portfolio.In this higher interest rate environment, focus on cash flow and creative financing options like the HomeStyle rehab loan or seller financing.
